Colorado state laws are evolving.

HB24-1294 This bill just passed in 2024 and has a lot of specific protections. For example, it has made it illegal for the landlord to interfere with the sale of a manufactured home. If the home is dangerous or is in violation of rules, the landlord has to allow the buyer time to fix those problems and cannot require that the seller do it.

HB22-1287 This bill - passed in 2022 - provides a right of first refusal for a public entity that accepts an assignment of a group or association of mobile home owners' opportunity to purchase. It clarifies the obligations of a landlord to provide notice to home owners concerning the terms and conditions of an offer to purchase the park that the landlord would accept and to negotiate in good faith with the home owners. It also changes the period in which a group or association of mobile home owners may make an offer to purchase the park from 90 to 180 days. And more.
