The majority of homes here are owner-occupied with some residents having lived in the park for 35 years or more. Meet the Villagers.
We are a diverse community of essential workers from King Soopers, physical and mental therapists, teachers, electricians, plumbers, artists, single-parents, families, retirees, musicians, disabled individuals and more. Many are low and fixed-income households.
We’ve raised our children here. We’ve laughed and celebrated the events of our lives together. We’ve mourned those we have lost. We are close-knit and know all of our neighbors by name. This is our home and we want to keep it.
Up until just a few years ago, it was possible to buy an older manufactured home in this park for a manageable amount and expect to have a relatively low cost of living.
We are still hoping against hope that our owner Zane Blackmer will sell our community to the homeowners so we too can be a Resident Owned Community like Sans Souci and 274 other manufactured home parks across the country. Read all about it at ROC USA.
Current Ownership
J4Z Inc. bought Table Mesa Village in May, 2016, for $3.25 million with a loan of $1.58 million from Elevations Credit Union. The previous owners refused to admit that the park was for sale before that and we found out it had been sold after the fact.
Since then, J4Z has raised the rent a whole bunch, from about $475/mo to $975/mo in just 7 years, not even pausing for the pandemic.
J4Z Inc. bought the property next door after ending the lease on the pasture that the previous owner had paid for over 30 years. What a deal at $650,000.

It is important to note this manufactured home park is zoned for manufactured homes only.
Opportunity to Purchase
The residents of Table Mesa Village received notice from Zane Blackmer dba J4Z of his intent to sell the park at the end of September 2020, over 6 months into the Covid pandemic.
After forming a Residents Cooperative and teaming up with Thistle, the Coop’s board of directors got the go ahead to put in a very fair offer to purchase the park. It was ignored. Later, the board delivered 2 more offers, both ignored.
After Mr Blackmer refused to sell this park to the residents, we were happy our neighbors down the street at Sans Souci finalized their purchase for $3.3 million. Since then, the residents’ coop from River View park in Durango finalized their purchase for $14 million. Golden Hills in Golden and Mountain View/La Luna in Lafayette are other parks now owned by the residents. Sans Souci was the 275th manufactured home community in the nation to become resident owned with ROCUSA.
